How It Works

  1. Once you’ve signed to list with Compass, you can apply for Concierge Capital. You and your agent will work together to determine which updates will increase your home’s value and set an estimated budget for the work.
  2. Your loan application will go through Notable, with eligibility based on your home equity and financial profile. Once approved, funds are disbursed via a Concierge Capital Debit Card. In New York City, the project limit is $25,000 for homes with a list price up to $3M. You are only charged for the funds you actually use, not the total amount for which you were approved.
  3. Once you’re ready, you have discretion over which vendors to use, though a good agent will have a trusted network of professionals experienced in preparing homes for sale. The Concierge Debit Card can be used in stores or online to purchase materials for your project, or vendors can be paid by check through Notable.
  4. Once the transformation of your home and your listing materials are complete, your home will go on the market.
  5. You’ll repay the loan when one of the following happens first: your home sells, you terminate your listing agreement with Compass, or 12 months pass from your Concierge start date. The loan principal, along with any accrued interest and origination fees, is repaid directly from the proceeds of your sale.
